Roof lifespans you read online are national averages. Vancouver's rain and moss change the math. Here's what to actually expect from each material in the Lower Mainland.
Typical lifespans in our climate
- Architectural asphalt shingles: 25–30 years (3-tab strips, much less).
- Western red cedar: 30+ years, if ventilated and kept free of moss.
- Clay and concrete tile: 50+ years.
- Copper and quality metal: 80–100+ years.
What shortens a roof's life here
Two things kill Lower Mainland roofs early: trapped moisture from poor attic ventilation, and moss that holds water against the surface. Both are preventable with the right install and twice-a-year maintenance.
How to reach the high end
Keep gutters clear, control moss before it spreads, ensure balanced attic ventilation, and have the roof inspected every few years. Small upkeep adds years.
